Making History with Delta Beams at Missouri Slope Project

The Missouri Slope Lutheran Care Center project is one that is making history for Roers and North Dakota. The structure of this project will be unique due to the beam system being installed. This is the first project in North Dakota to use Delta beams as they are not very common in the United States yet. The Delta Beam system enables the construction crew to provide a larger space between the ceiling and structure which gives the trades more room for their equipment. The system will actually shrink the height of the building as well.

In the early phases of the Missouri Slope project, those that pass by the project in northern Bismarck can see the building is starting to take shape vertically. The foundations are 90% complete, with 50% of those complete with steel and concrete. The building consists of four wings and a core which ties it all together. Two of the four wings are erected. One wing is ready for windows to be installed; the roof is going being installed and interior framing is near complete. The other wing is erected with floors poured and, framing on the exterior beginning soon.

Our Project Superintendent, Phil Keller, has worked with Roers for over 20 years. When asked what is most exciting for him on this project, he commented “To see a foundation be poured and move on to setting steel, then see precast set. You know in a month sheathing will be hung on the exterior of the building and everything fits as it should! Watching the project progress is very exciting. Going from one phase to the next and seeing all of our planning flow is very gratifying.” Phil is pictured below at the project groundbreaking.

Phil is the first point of contact for anyone that comes onto the job site. “I take the responsibility of the safety for the entire crew, including Roers team members and subcontractors, very seriously. We start our day talking about safety to ensure it’s a safe environment for everyone. Besides talking about safety, we do safety checks on the perimeter railings on all floors, making sure all stairs are clear and signage is still in place.” Covid-19 has brought about extra check ins, temperature readings and other safety precautions on the job site.

Besides being the main contact and face of Roers on-site, Phil also manages many other behind the scenes parts of the project. He coordinates the subcontractors and deliveries, ensuring all trades are following through with project specifications and required inspections, manages the daily activities and quality control. He is in charge of keeping up with the storm water pollution prevention plans (SWPPP) and maintaining a clean organized site.

Partnership has been a key player in this project. Roers has designated a strong management team to plan and execute the activities of this large scale project. The working relationship with the Missouri Slope Lutheran Care Center project team has been very successful as well. Simple Tips for Common Residential Maintenance

Have a maintenance question but not sure if its something that you can fix? Here are some commonly asked questions of our maintenance crew members that are easy things you can check before you may need to call for someone to come and check out the issue.

1. There is no power.

  • Check your fuse box. You may have overloaded and trip the breaker. Check whether or not one has been tripped and reset if needed.
  • Check appliances. Unplug them all if needed. Retry the power again.
  • Contact your electrical company. There may be a trouble call in the area and your unit isn’t the only one affected.

2. The lights aren’t working.

  • Try to replace the light bulb.
  • Check your fuse box. You may have overloaded and tripped the breaker.

3. The garbage disposal is not working.

  • Check whether it is turned on at the switch underneath the sink.
  • Make sure it is plugged in.
  • Reset the safety switch. It is a small red or black button underneath the bottom of the garbage disposal unit.
  • There may be a blockage in the sink. Make sure the unite is turned off and unplugged before you try to check for blockages. 

4. The smoke detector keeps chirping in my unit.

  • You will want to replace the 9 volt battery that is inside the unit that is chirping.
  • Once the battery has been replaced, press  and hold the test button to the unit to sync with the other smoke detectors in the unit.

5. The dryer is not working.

  • Dryers can automatically shut down due to overload of lint in the filter. Check whether or not the filter needs to be cleaned out.

6. There is an odor in the washing machine.

  • Pour two cups of white vinegar into the drum, then run a normal cycle at high heat—without any clothes. The vinegar should break up any residue stuck to your drum and kill any mold that might be present and help remove any foul odors.

A Day in the Life of a Property Ambassador

Being a Property Ambassador is no easy job, however it can be so rewarding each and every day. Some of the best times are knowing you have helped someone find their new home where they are going to grow as a family, in their professional life, or finish a degree.

There is no day that is the same in the life of a Property Ambassador. Everyday they are the go-to person for handling phone calls with prospect tenants and ensuring they receive all information about the property prior to making a decision.  They  give tours, both in person or virtual and are available for open houses.

Property Ambassadors are the go-to person for current residents. Sometimes they are there for residents when they just want to talk. You’ll find them at resident events as well getting to know residents and making sure they feel at home.

When Property Ambassadors were asked about a few favorite things about their job, the most common response was the connections made. Every time, if it is talking to a current resident or a prospective resident they are making a connection with them, getting to know them or just a listening ear to hear their story.  

Another highlight mentioned by Property Ambassadors is that moment where you look at the prospective tenant who just signed a lease for their new home and they have the biggest smile across their face. It is a wonderful feeling helping a resident complete a big step in their life if it is from their first apartment on their own, or just being able to give them a new home.

Roers Named to List of Top Builders of Student Housing

Roers was recently named as one of the Best Student Housing Contractors in the United States by the General Contractors (GC) Magazine. Roers was selected for the construction of U32 Apartments.

U32 Apartments is located near the campus of North Dakota State University in Fargo. The project was built in two phases with the second phase just opening in 2019. Apartments ranging from efficiency to four bedrooms are available to lease. The properties amenities are among the best in the area with an indoor pool, hot tub, sauna, gym, heated yoga studio, two community rooms, multiple study rooms and much much more. The construction and development teams are Roers partnered on this project and their teamwork has been a huge success with this gorgeous property. The Value of Renters Insurance

So, what’s the deal with renters insurance and why do property management companies make their residents have it? According to Julia Kagan, a contributor at Investopedia, “renters insurance is property insurance that provides coverage for a policyholder’s belongings, liabilities and possibly living expenses in case of a loss event.” A property management company, like Roers Property Management Residential, requires residents of its properties to obtain renters insurance because the team truly cares and wants the people who make their homes with them to have the best possible experience while living in any of their communities. Since none of us can predict if a neighbor might turn their heat off when they head out of town during the winter causing the pipes to burst, or when they might overflow the bathtub or have an accidental kitchen fire. Or even worse situation is if you are the one that has the accident.  Renters insurance is a way to protect residents from incurring the expenses that might go along with those unfortunate events.

One of the great things about renters insurance is that it is incredibly affordable and often less than $20 a month. In our experience, most insurance companies will lower the rates, if you bundle other policies, such as auto insurance with it. To make sure everyone is covered, Roers Property Management, requires all residents to be named on an insurance policy, whether they have a joint policy or if you each have your own separate policy. A big part of that is because if only one person is named on the policy and a roommate is responsible for damages within the rental unit, the insurance company will likely not want to cover the damages for someone who is not named as an insured.

The Roers Property Management team members often get questions about whether homeowners insurance policy that their parents or family may have can be extended to the rental unit.  You will need to check with the insurance carrier and find out what the best solution will be for you. Some things to consider when making that decision are:

  • How an insurance claim might impact the insurance premiums for the homeowner, should a claim need to be filed.
  • The cost of the deductible, should a claim need to be filed.

It is important that you don’t make a decision thinking it will save you money while you’re living at the property, when it might cost you more in the long run. Your homeowners insurance premiums may go up due to a claim stemming from a neighbor or because the deductible is so high that it doesn’t make sense to file a claim and now you’re stuck with over $1,000 in out of pocket expenses.

Ensuring that residents have renters insurance coverage is so important to Roers Property Management that our team requires residents to provide proof of renters insurance for all residents prior to moving in. So that means if your roommate is not moving in for a week or two after you, he or she needs to make sure to turn their renters insurance in to management before you can move in too.

A Warm Welcome at the Roers Office

Customer service is extremely important at Roers and we are lucky to have found wonderful employees that believe in that too. An example of this is when you call or stop into the Roers office in Fargo or Dickinson. Visitors are greeted with a warm, friendly Roers welcome either on the other end of the phone or a smile waiting for you when you walk in the front door.  The two people that most likely are greeting you are April and Sammy.  

We wanted to share more about them so you can see who is behind that warm welcome. Here’s a little bit oinside information about April and Sammy and their experiences at Roers 

April: 

How long have you worked at Roers? Two years 

What is your favorite duty/responsibility that you do at Roers? My favorite responsibility is showing up for work because I know something new will happen every day and the anticipation is exciting.   

What do you enjoy most about interacting with visitors at the office or talking to customers on the phone and what you enjoy about that? I enjoy being able to talk to people on the phone. Most of the calls I take are construction related whether its payment questions or transferring them to someone else.  

The part I most enjoy is when I get to learn something new from someone who has called in about supplies. They sometimes will laugh with me as I may not know exactly what they are referring to since I don’t know all of the construction supplies jargon, but by the end of the call we are both usually laughing and have taken care of who needs to know what for the supplies. Just makes your day better when you can make someone laugh! 

What Roers event do you enjoy the most and why? The Roers Christmas Party is my favorite part. I get to hangout with people from every entity and even people I communicate with daily but don’t necessarily get to see. Also, I like being able to have the opportunity to meet the new people on the team. 

What core value(s) stands out to you the most and why? Respect & opportunity. At Roers I have never encountered anyone that doesn’t respect others. The opportunities are endless, you just need to voice that you want them.  

 

Sammy: 

How long have you worked at Roers? I have been at Roers for 2 ½ years. There is never a dull moment working here, every day is something new.  

What is your favorite duty/responsibility that you do at Roers?  Every day is something new whether it comes to assisting with the construction or residential team or just simply helping someone at the office. Every day is like a new and crazy adventure, but if I have to choose my favorite duty, or responsibility it would be just coming to work. When I have to be away from the office unexpectedly and when I return I feel valued, because people bring projects to me right away that need to get done, or it could just be a simple question of, “Do you know where this is?”  

Interacting with customers, or vendors is such a fun experience, because it always brings on a new challenge, like the time we took over a new management of an apartment building. I always do my best to accommodate the needs of our clients, even if I cannot help, I make I can get them in touch with someone who can. Building a relationship is my main key, whether it is bankers, tenants or subcontractors. My favorite part is when people come in and go, “Well, hello Sammy! How are you?” or “It is so nice to finally meet the voice of Roers.” To me that is earning their trust and having their trust in me.  

What Roers event do you enjoy the most and whyI absolutely love the Christmas party! That is when everyone can get together and just have fun! 

What core value(s) stands out to you the most and why Experience to me as a voice and face of Roers. I feel that it is my job to give that excellent experience in customer service. For example, I like to learn the construction subcontractors first names. When they call or walk in the front doorI always try to greet them by their name and when I do that they feel welcomed.  Respect is building a relationship where subcontractors, vendors and tenants value the experience they’ve had and look forward to their next interaction.

Cape at Savona Point Welcomes First Residents

The first residents have officially moved in to their new home at the Cape at Savona Apartments. The Cape of Savona offers luxury living and close to everything in Cape Coral.
