It’s Time for Townhomes

Roers files permit application for Roosevelt Neighborhood Townhome Project 

Jim Roers, President of Roers Construction and Development, announced that Roers Construction filed an application for the building permit to construct seven townhomes on the block near the Newman Center Church and the View Apartment building in Fargo. 

“As we’ve promised the Roosevelt neighborhood from the beginning, we are committed to providing affordable living solutions as a part of this project that will welcome new families into the neighborhood.  Working through supply chain issues, construction delays, and cost increases that came about due to COVID, we have found a solution to ensure that these units remain reasonably priced for families and that we are able to construct them in an expeditious manner,” said Roers. 

Roers said that Roers Construction is prepared to break ground as soon as the building permit is approved and anticipates the townhomes will be ready for occupancy by the end of 2022.  As has been reported, this project represents the final phase of a multi-year project on the north Fargo site.  The townhomes represent the last $2,000,000 of the $50,000,000 total project budget. 

When it was originally approved by the City, it was estimated that the project would provide $9,000,000 of taxable value for the City, but even without the completed townhomes the project has already increased the taxable value to $10,700,000.  This value increase on this block will serve to reduce property tax burdens for citizens throughout the city. 

Roers is committed to working proactively with the City of Fargo on this project and in the future to better the community.

Warm Weather Maintenance Tips

For most of the Midwest, everyone is excited to be moving out of those cold dark days of winter and into the sunny warm days of spring. Since spring quickly transitions into summer in our area, spring cleaning turns into summer cleaning. With the excitement of the warm weather people tend to forget the maintenance required to keep their homes fully functioning. Here are some tips to help with the maintenance and get you back outside!

AC Maintenance

During our long winters, our air conditioners are the last thing on our mind but as the days get warmer you may be tempted to turn that dial on. Unless the temperature you are setting it to is colder than it is outside, you risk freezing up your AC. The last thing you’ll want to do after 6 months of winter is to be stuck inside all day waiting for the repair guy. Instead of using the AC, try opening your windows. Having your windows open brings in fresh cool air, which will help your house feel less stuffy after this long winter.

Time to Clean

Nothing feels better then starting a new season in a clean space. So, crank up the tunes and bust out your cleaning supplies because it is time to do some deep cleaning. Start by moving the furniture around so you can vacuum underneath it. Who knows what might be hiding under there? Also take this time to dust things that you might normally miss. Getting spots like the ceiling fan, bookshelves, and on top of cupboards will keep the air clean and may even help those seasonal allergies. This would also be a great time to rotate your closet. Change out your winter clothes for your spring and summer clothes. Put those snow boots away and bring out your sandals. You may also find that you have too many clothes from previous seasons so look at options like donations or a garage sale. I know that all sounds like a lot of work but luckily for you not all cleaning is hands on! Things like your washing machine, oven, and dishwasher have self-washing options so put in the soap, press start and let your appliances do the work.

Outdoor Maintenance

The last thing to check out is your patios. If you are lucky enough to have one, you definitely want to make sure it is ready for spring. Check things like railings and floorboards nothing should be wiggly or sticking out. When checking your deck for safety, try running the hose over the boards. Cleaning off any of that built up dirt will make the space feel a thousand times better. Also keep your eye out for bird nests and knock them down early, before any eggs have been laid. Though they seem cute, they will take over your outdoor space and can make it difficult for you to enjoy it.

It’s crazy to know that The View on University has officially been open for almost a whole year! We have a wide variety of amenities to offer at our next complex such as our fitness center, pet spa, study rooms, three seasons lounge and rooftop, club house, and more!

The Court | Fitness Center

One of the most desired amenities among our new residents was definitely a fitness area for all of our residents to decompress and let out those endorphins! Our fitness room is filled with large windows on one side and three large TVs on the other. Our residents have been loving the new workout “mirror” system– the fun, follow along, work out program makes working out fun and exciting! Lined up in front of the mirrors, you’ll find racks of weight – prime for perfecting your form! The fitness space has a variety of equipment to ensure a great workout for all! Even better, it’s conveniently located right next to the clubhouse and rooftop for you to relax and enjoy in the summer months.

Three Seasons | Rooftop

Our residents love hanging out at our Three Seasons – getting to enjoy the outdoors from early spring to late fall! With the cozy double-sided fireplace, making even the colder days enjoyable outdoors! There is an abundance of seating options from gathering with friends to having some quiet alone time.

Over on The Rooftop, you’ll find an open area surrounded by glass railings. It’s the perfect spot for grilling burgers and brats! With the large island at the outdoor kitchen, you and your friends can snack, drink, and chat around the grill area! Challenge your friends to a game of beanbags – it’s just one of the many games The View on University has to offer!

Clubhouse | Lounge Area

Our Clubhouse is open all year, and definitely one of our most used amenities during the winter months! The Clubhouse features a full-size kitchen area with an island and stools surrounding the cook top and oven. The beverage fridge is always available, it’s the perfect size to store items as you prep your food! Across from the kitchen area you will see ample seating with chairs, benches, and couches – enough room to host all your friends and family! Enjoy your time chatting with friends, watching the game on the TV, or cozying up around the fireplace. For even more entertainment you’ll find wall scrabble, shuffleboard, and ping pong to keep you busy! Our residents love this area as this is the go-to place to meet your neighbors, make friends, and live to the fullest at The View on University!

The Bark Club | Pet Spa

Not only do we think our residents deserve the best home, here at The View on University we believe your furry friends deserve the best home as well which is why we have made a club for them… The Bark Club! The Bark Club is located on the 5th floor of our pet friendly building – it is a dog spa! Here at The Bark Club, you’ll find two large tubs for bubble baths – perfect for any shape or size. After your pup gets to soak in a bubble bath, they’ll head over to the dryer stands for a blowout! Aside from getting pampered, there is also faux green grass for your pup to use any time! It definitely comes in handy in the middle of the night, or the middle of the winter! The Bark Club was designed to support our residents and their furry friends to live their best lives!

Study Rooms

In our building, we have five study rooms, ranging between private and group study rooms! All study rooms feature comfortable seating options as well as chair and table sets. With the variety of options, you can always find a study room that fits your needs perfectly- whether it’s for studying for an exam, a job interview, or hosting a group project. All of the rooms offer a welcoming vibe with décor that will be sure to make your study scene more comfortable!

ROERS POV: Missouri Slope From The Ground Up

Taking on Missouri Slope

“Every project comes with its own challenges, and Missouri Slope was the largest project I have taken on.  With the new opportunity, I was excited to start long before the project officially began.

Missouri Slope has an updated, unique design that centers around a “core” of the building for staff to serve the resident wings. In my mind I viewed it as five separate buildings, and would explain it as such to all subcontractors coming on-site, so they were not overwhelmed by the sheer size of this project.

We came in aggressive and self-performed the foundations for the first wing, this proved to be the most difficult wing on the project. It is the deepest area of the project, and there we discovered a vein of water that flows from that corner diagonally across the footprint of the building. During this portion, we were constantly working in the water.

After a month of excavation and forming, we had a snow event that drifted in over 6-feet of snow. I was hands on from the start, providing layout, tying rebar, building temporary access roads for ready mix trucks, and pouring. Whatever was needed to continue work was done.

The foundations are my favorite part of any project, and I’m thankful that we were able to make it past the various hurdles sent our way.

Once we were past the first wing, our foundation subcontractor came in with a small army of 18 men. As they progressed further into it, another dozen came in to start setting the steel and precast. It was great feeling to see a sizable crew join us and get after the project. Roers is a very hands on company, we self-perform from ground up. At first, it was difficult to let these guys run with it without comparing how we would typically approach tasks.

The plumber was the first individual on the job. He came on the project very early to start doing plan reviews and prefab in the basement of the existing building, where we had a great office space set up. Had he not been on-site I would’ve been the Lone Ranger for quite a while before more crews started showing up.”

Hitting the Pandemic

“I don’t like to go down the pandemic road, but how can you not address it. It was difficult, to say the least. Times were uncertain long before it reached the states. The state health department tried to close down the project site.  I had a feeling of pride that Roers was able to keep the project moving, keeping people at work. We were one of the few companies lucky enough to not go through a shut down, but others didn’t share the same view. People in the field wanted direction. They wanted answers, as did I, but no one had them at that time. We were all in tune with the hourly news with concerns of them closing state borders or interstate travel. It all seems so long ago, and ridiculous now, but the fear was real . The Covid task force Roers came up with was amazing and was able to calm everyone in such a short time. Knowing it’s being addressed at our top level of management eased the strain on everyone. I could go on with multiple stories of conversations, conflicts and incidents, but overall, Missouri Slope has been such a positive project and I don’t like to dwell on that era of the project.  However, it still had a tremendous impact on myself and the project overall.

I do have to mention one comical memory: While driving on the interstates, the rest areas were closed, but still they placed portable toilets out for travelers to use. It’s an example of how unprepared we all were for such a catastrophe.”

Coming to an End

“Looking back it seems every month brought a milestone, deadline, a new trade on-site, or unforeseen challenges, most often it was the weather.

I have worked with multiple subcontractors over the years, everyone involved in the field can attest to some of the difficulties some trades may bring with them .

At the end of Slope, I look back and can honestly say I have not worked with a better group of trades. 

I feel as though I’m making a large leap to the end here, but to sum it all up this has been one of the most gratifying projects I’ve been tasked with. Not just the project itself, but working alongside the team of individuals Roers put together to make it happen.”

Buying vs. Building – Roers Real Estate

Buying a home is a big step and can be overwhelming, whether you are a first-time homeowner or have gone through the process before. Roers Real Estate is here to help you with the purchase process. There are two options when it comes to choosing your home. You can search what it currently on the market, or you can look into the option of building a home custom for you. What steps should you take when purchasing a home? Is building or buying a better option for you?

We met with our Roers Real Estate agent, Anne Kallhoff, to ask her some questions to help you.

In general, what are the benefits of buying a home?

When you buy a home, your money is going toward equity in your home. When you rent, the money you are putting toward your rent each month, isn’t money you will ever get back. When you are paying toward a mortgage, you are building equity in your home and you will usually see a return when it comes time to sell your home. When you own a house, you also have the ability to make any changes you want (paint, flooring, remodeling, etc), and you can have pets if you choose without penalty.

What is the first step a person should take when they are thinking of buying a home?

I always tell my clients to meet with a lender in person or over the phone to get an idea of how much they can afford. This will help so they aren’t looking at homes out of their budget and will ensure they don’t miss out on features they could have that are within reach with their budget.

What are the benefits of building vs buying a home?

When building, you’ll see the same benefits as purchasing a house already listed on the market. In the building process, homes can be fully customized, you can choose finishes you want throughout your entire home and find or design a layout that works well for you. If you purchase one that is already on the market there are other benefits such as being in established neighborhoods, lower specials and character homes.

As far as price, is there a difference between building and buying?

The costs with building and buying can vary. One of the biggest benefits of buying is a tax abatement provided by the local cities. Depending on the builder you work with, the lending process can be quite different.  A construction loan has to be taken out by someone when building a home. Most of the time, the builder does this and you only have to take out a standard mortgage loan, but occasionally the builder will require you to take out the construction loan. When purchasing an existing home, you typically have to take out a standard mortgage loan. The specials can tend to be higher with new construction.

What is the average time to close when buying or building?

When you buy an existing home, you can typically close within 30 days pending appraisal and inspection. With new construction, you are looking at anywhere from 90 days to a year, depending on the builder and the level of customization.

Who can new homeowners contact to go through options?

A realtor and/or lender are the best people to contact first to start the home buying process. A lender can tell you how much you are pre-approved for, and a buyer’s agent is there to assist you, the buyer, with any questions regarding finding the right fit for your next home.

Decorating on a Budget

When living in an apartment, it can feel like you have limited options to personalize your space since you cannot make any drastic changes to the unit itself. There are many affordable ways to dress up your rental space and make it your own! Whether you are a fan of DIY projects, thrifting, or finding a great deal, read on to learn about some simple, budget-friendly decorating ideas to help infuse your own style and personality into your home.

Walls
Mirrors, wall decals and simple wall art pieces are all great options to decorate your space without the hassle of painting walls (if that is allowed at your apartment).

Mirrors are one of the easiest things you can put up in your space to change it up. Mirrors give the illusion of a larger and a brighter space.

Wall decals or removable wallpaper are great options for apartment living because they add some fun, without the potential for damaging your walls since they stick directly to the wall with no hardware required!

Canvas prints or other wall décor can easily be hung to create a statement wall. Whether you find a fun, cheap framed print, or you make some DIY wall art (Pinterest for the win), you can fill a wall easily with these items.

Windows and Lighting
Curtains are a great, inexpensive way, to dress up your space. With blinds usually being included in your unit, you can take it one step further by incorporating some curtains. Whether you use a funky pattern, or a neutral color, curtains can create a sense of warmth and add a cozy touch.

If you are looking for an opportunity to add some extra light, you can add a fun table or floor lamp anywhere in your apartment.  There is also the option of adding some accent lighting by finding some cheap, sticky LED lights on Amazon to mount under cabinets, in a bookcase, or anywhere else that could use some brightening up.

Floors and Furniture
Area rugs, runners and bathmats are all a renter’s best friend. These items protect your flooring, but they are also a great way to add some color and comfort into your space.

Buying multi use furniture is a great option to save some space, and some money. Whether it be an ottoman with storage, or a futon couch that doubles as a bed, multipurpose furniture helps to make the most out of the room you have.

Accessories

Throw pillows, blanket ladders and pottery and are all ways to accessorize your unit. Accessories can be moved from room to room and are easily changed out if you change your theme or color pallet.

Adding a houseplant is another great way to add some color and life to your apartment. Don’t have a green thumb? Luckily, there are many low maintenance houseplants out there, or you can go maintenance-free and get an artificial plant.

Where to buy furniture and décor?

There are so many options these days to take and upcycle used items, or to find new items cheap. Between Amazon, Target, thrift stores, and places like Facebook marketplace or Craigslist, you can furnish and decorate your home for less than ever before. Using a selling platform like Marketplace and Craigslist can also help you make some of your money back when you decide to redecorate.

You don’t have to spend your entire savings to make your space YOURS. These cheap tricks to dress up your space will help you go from drab to fab in no time!

2021 Employee Picnic & All Company Meeting Recap

Each year, Roers hosts an employee picnic to bring together our employees and their families. After a year without due to COVID-19, we were more excited than ever to have the opportunity to host this event again, this time at our corporate office in Fargo, North Dakota.

Most of our team and their families were in attendance for our employee picnic. There were various activities to enjoy such as crafts for the kids, dog agility and scent demonstrations, face painting, bingo and more. Pancheros catered and Sweet Treats Food Truck joined in on the fun and supplied frozen treats for our event. Our team enjoyed tacos and ice cream treats for the evening.

Dog agility and scent demonstrations were held by our Construction Contract Admin, Lois Eid, who does dog training in her free time. She brought three of her dogs to be a part of the show! An obstacle-like course was set up for her agility demonstration with two of her dogs. Later in the evening, Lois conducted a scent demonstration where various scents were placed under boxes and the dogs were to find them. All dogs found all scents! Lois has been an agility and obedience instructor for 22 years and is also an emeritus AKC obedience judge. (insert photo of her dogs).

Although out Bismarck team wasn’t able to join us due to a tight deadline on our large Missouri Slope project, they were able to celebrate on a smaller level out in western North Dakota. Project Manager, Dustin Fischer, worked hard to put together something special for those in the area. Employees from three different areas and their families were invited to Sertoma Park where they set up under one of the shelters for the evening. Cashwise Grocery provided the food and employees and families brought yard games, some played at the park, and all socialized for the night. We are glad all employees had the opportunity to enjoy an evening together with team members and their families.

Our All Company Meeting was one for the books! Twice a year, we get our company together for an overall update on what’s going on with Roers. For this meeting, we decided to change up the agenda for the day and we scheduled a bus tour highlighting a few of our recent and current projects in the FM area. We loaded up our team on two school busses and headed out around town to drive by some current and recently completed projects.

The tour was eye opening for those who don’t typically see projects when they are in the works, and it was great for our employees who were from the western half of the state to come see what we are working on here in Fargo. We hope to host a similar event out west in the future.

Afterwards, everyone met back at the corporate office for a fun team building activity.

Following the activity, staff received a brief company update with President and CEO, Jim Roers and enjoyed lunch.

We are beyond grateful for the opportunity to get so many of our team members together for these events, especially after a year where we could only get together through Zoom or other technology methods.

We at Roers also wanted to say a HUGE thank you to Sheyenne High School’s National Honor Society members that helped us set up and tear down at our event. 

All Smiles at SmileCare

SmileCare Dental, owned by Dr. Ryan Nygard, is a well-established family and cosmetic dental practice in Fargo, ND. We truly believe we are unlike any other dental experience.  It is their goal to provide you and your family with professional and comfortable care in a peaceful and clean office environment through state-of-the-art dental practices and technologies. While their equipment has been state-of-the-art since opening, Dr. Ryan wanted the building to match that.

This project was a 5,101 square foot interior and exterior remodel with a new parking lot and landscaping, as well as additional rental space. The goal was to keep the dental office operational throughout the entire process, so we completed the interior remodel in 2 phases. The interior remodel project consisted of a new layout, dental equipment, and implementing an all-around welcoming space. The exterior remodel consisted of new windows, siding, paint, building signage, landscaping and a new parking lot. 

We visited with Roers Project Manager, Nate Mankie, to get some feedback regarding this project. Here is what he had to say:

What was your favorite part of the process?

My favorite part was watching the existing building go from old to new. I also enjoyed watching patients’ and passerby’s reactions as they saw the different stages of progress throughout the remodel.

With the dental office still operating, how did you avoid any issues during the remodel?

The key is maintaining optimal communication between Roers, SmileCare, and the subcontractors. With this, we were able to maintain our schedule to keep each piece running efficiently.

What was it like working on-site?

Everyone worked well on site. Everyone would help if there was a problem and put their heads together to come up with a solution. They would respect that the dental office was still open during construction and that some days we had to work around that but overall it was a good on-site experience.

What was a highlight of working on this project?

The highlight of the project for me was the completion of the exterior of the building. The exterior is like a first impression. It sets the tone for the experience, and I think it turned out great!

This remodel project offered a unique experience for our team, as we got to work along side an interior designer.

Monica Hart, Interior Designer, came in and assisted SmileCare in making the owner’s dream of a new space, with a timeless color pallet and feel, come to life. Dr. Ryan specifically asked for navy blue with an accent of mustard, so she built the palette and selections around that.

At Roers, we focus on building partnerships, so we asked Monica how her experience working with the Roers team was.

“Everyone at Roers was very efficient and organized – I really appreciated that!”

That efficiency and organization played a role in the success of this project. Happy contractor, happy interior designer, happy owner. This was such a fun project to be a part of, and we can’t wait for the next!

The Importance of Renters Insurance

Now that the busiest time of year at our properties is complete and residents are settling into their new homes, it’s a great time to emphasize the important of protecting your home and your belongings with renters insurance!

When living at a Roers property, you are required to have renter’s insurance. Renters insurance can help you repair or replace property after loss due to many types of damage or theft. It protects your personal belongings, valuable property, and can also provide coverage for an accident at your residence. Policies usually have very affordable annual premiums, that can also be paid monthly. Renters insurance is also important to have because your landlord may have property insurance, but that will not cover your personal belongings.

We recently visited with a local Fargo Insurance Agent, Rena Bjerke, with DJ Coulter Agency Inc, to find out more details on benefits of having renter’s insurance. Here is what she has to say:

What are the differences between having your own insurance policy or staying on your parents’?

  1. For students currently covered under their parents, in the event of a claim, it will not affect their parent’s insurance rates or claim history. It is important to verify with the insurance company that they offer the extension of personal property coverage when their child goes off to college.
  2. Students that carry their own renter’s insurance policy, will start their own “insurance credit history” with that company. Down the road when adding additional policies such as home, autos, families, toys, new business ventures… or anything that will need protection from, having that insurance policy already in place will help with rates and programs.
  3. Students that have their own policy develop their own start of independence – diving into their own relationship with the insurance world and building confidence to take charge of their own responsibilities. They can take pride knowing they have the items they have worked hard to acquire, covered in the event of a claim. This could be the new TV they just bought, the nice new couch, or the new laptop.

We spoke with Roers Property Management General Manager, Madison Maides, for her insight on the importance of renters insurance.

“Renters insurance is important as it protects residents from the cost of accidents or things they can’t control. For instance, if there is water damage from a neighboring unit and you have personal items damaged because of it, your renters’ insurance would cover the cost of your lost items. Or maybe an accident happens in your unit and you are responsible for the costs, your renters insurance would end up paying for the damage and not you.”

United Way of Dickinson: Fill the Bus!

In the month of August, Roers was able to partner with the United Way of Dickinson, iHeartMedia, and Devon Energy in an effort to “Fill the Bus”.

For many, back to school time is an exciting time. It’s that annual opportunity to get back into a routine, learn new things, and to see people and friends you may not have seen for the past few months. For others, it can be stressful in not knowing how you’ll get all the supplies needed for a successful start to the new school year. That’s where events like “Fill the Bus” come into play.

On August 17th, donations were collected at Roers Dickinson office. Any and all school related supplies were accepted – such as pencils, pens, paper, notebooks, folders, and so much more. The sponsors are thankful for the donations received and the United Way is looking forward to bring this event back next year to help local kids even more with their school supplies.

Missouri Slope Is Coming to Life

“This will be a great contribution to the community.” – Phil Keller, Project Superintendent

 

From the project’s inception, the architectural design team, the Missouri Slope design team, and our Roers Dickinson office, have all worked together seamlessly to bring The Missouri Slope Lutheran Care Center to life. Missouri Slope is a state-of-the-art facility, with its impressive size, vertical stature and over 200,000 square feet of space on a 19-acre lot. This hard to miss facility is designed to meet all staff and resident needs, including 184 rooms with 192 beds, five impressive kitchens, nurses stations, a salon, a chapel, and so much more.

Experiences

There has been great communication from all teams, making the project run smoothly and making the process enjoyable for everyone. All trades meet weekly, and the Missouri building committee meets every other week on where the project is sitting and what is coming down the road. These meetings have been productive and informative, especially with the large crew working daily.

All trades have stepped up and worked together through all the challenges of two difficult winter seasons, and a global pandemic, to hit each milestone of the project’s progress. Majority of the work is being done by trades local to North Dakota, and the project is averaging over 100 workers on-site daily working towards completion. More recently, a new trade headed to the job site to complete their portion of the work and we spoke to the foreman. “This is an amazing project from the road. I’ve been watching the progress for over a year, waiting for the call to come on site,” said the foreman.
