2024 Turnover Recap!

The busiest time of the year for our property management residential team has wrapped up for 2024. Turnover is the time of the year where our properties move out and move in over 100 units from their apartment/townhome/single family home.

Our team handled move ins and move outs between six properties in town, with five being in North Fargo and one property in South Fargo. From maintenance to marketing to leasing agents and vendors, everyone put in all their time and dedication to making this process as easy as possible.

The process takes a team effort to ensure everyone keeps on schedule with their part of the process. From the moment a tenant moves out, there is a short time frame to have maintenance, painters, carpet cleaners, cleaning crews and spot checks completed before the new tenants move in. This year we changed the process slightly to spread out the move outs and move ins so it was not such a strenuous process over a one week period for the leasing team and vendors. The Roers team was able to move tenants into 110 units between July 31 and August 15.

Turnover season starts for the residential team around July 20th to August 15th. During this time, we worked through over 100 move outs, working with our maintenance team and outside vendors in a timely manner. With the new turnover process, we were able to schedule move ins in three different increments. This year, we had a brand-new leasing and maintenance team, and we were able to all work together and accomplish this all as one team. We are very excited for our new residents and upcoming year!

2023 Turnover Recap!

The busiest time of year for our Residential Property Management Staff has recently wrapped up. We made it! From the end of July to the first week into August, the leasing staff, maintenance staff, and marketing staff, plus extra staff from the Roers office are working around the clock to ensure that all 120 move-ins and move-outs are successful. Additionally, we partner with local vendors to enhance the premier experience for our residents. Not only do we perform our normal job duties, but all staff also fill in to help make sure the turnover days go smoothly. We even assembled our own cleaning crews to go into the units and clean before the next move-in to make sure all move-ins are ready. All move-outs are either in person or no contact, which helps staff and residents efficiently throughout the day.

Upon moving in, all residents are greeted by our friendly and helpful leasing staff. Part of our welcome crew will go over important building information, parking lot passes, and rental insurance. Once all the required information has been collected by leasing agents, your new apartment is ready to call home. All pre-move inspections are done by staff before the resident arrives. If any questions or concerns are found during the move-in, staff are available to help quickly.

Turnover Tips

It’s that time of year again to move into a new place to call home! Moving can be hectic, overwhelming and stressful, regardless of the number of times you have moved.

Whether you are moving in the fall before school or in the middle of the winter, it is best to be as prepared as you can before moving day. As a company, Roers Property Management, handles a large of move in’s and move outs in a week which we call Turnover – some years around 400 move ins and move outs to coordinate within a week!! With the years of experience we have under our belts, we compiled a list of tips for you to have a smooth, successful move in and move out.

Move Out Tips:

  • Start packing up your belongings earlier, so that way you are not rushing to finish packing at the end.
  • Label each box with the room it is destined for.
  • Tape your moving boxes well.
  • Turn in your old unit keys, mail keys, parking pass, etc.
  • If you have any utilities under your name, make sure you stop the service.
  • Moving Hack: If you have a bunch of clothes on hangers, instead of taking them all, take a garbage bag and flip it upside down. Rip a hole in the top and pull hangers through the hole. Tie the bottom of the bag off to keep your clothes clean!
  • Stay hydrated
  • Wear comfortable shoes.
  • Clean your vents
  • Schedule carpet cleaning (if applicable) or let the staff know to have them schedule it for you.
  • Submit a change of address request to USPS
  • Double check all cupboards, drawers, dishwashers, oven drawer, and laundry to make sure nothing is left behind!

Move In Tips:

  • Bring a copy of your renter’s insurance to your check in. This must be submitted before receiving your keys.
  • Take a look at your new apartment layout so you have an idea of placement of furniture, TV hookups and other large furniture.
  • Have a first night bag that includes a toothbrush, toothpaste, change of clothes, toilet paper, towels, dish soap, water, snacks.
  • Bring a cart to load heavy items or allow for less trips from the vehicle to the apartment unit
  • If you have a pet, be sure to have all the necessary documentation to the leasing staff
  • Complete your check in form and turn it into the leasing staff.

Turnover 2018

Last week was turnover week… which means the RPM team had over 200 move outs and move ins! That’s a lot.
